How does Viclyn Nest make money if it covers my legal fees?
We purchase your property at a discounted price (typically 75–85% of market value) in exchange for speed, certainty and a complete service. We then refurbish, hold for rental income, convert to HMO or resell. This is transparent — our profit comes from the purchase price difference, not from hidden fees to you.

How does guaranteed rent / council housing work?

What changed for lettings under the Renters' Rights Act 2025?
Section 21 "no fault" eviction notices have been abolished. Landlords must now use Section 8 grounds to regain possession, which requires going through the courts. Viclyn Nest manages this entire process on your behalf — we handle all Section 8 proceedings, court filings and compliance so you never need to engage with it directly.
